A major factor in value of homes is Location, Location, Location!  We certainly have that.  Amberfield Subdivision is located in a great area for easy access to all major roadways.  We have very good school systems (public and private).  These factors play a big part in the value of the homes, making the demand higher.

Curb appeal is very important to a buyer. That is the very first thing they see when they drive into a community. We must keep our entryways, fences, common areas, swim/tennis area and playgrounds looking great along with our individual homes and lawns to keep the value of community up. Keeping the home in great condition is always a plus, not necessarily to increase the value, but to get market value for your home, instead of having to lower your price to sell. Things such as caulking, painting, clean sparkling windows and tidiness make a big difference.  Moving out extra pieces of furniture will make the rooms appear larger. Tidy closets make the closets appear larger or at least adequate. Prospects open every closet!
TIP: before putting your home on the market take care of all wood rot, leaking pipes, and have your HVAC System checked and serviced.

As Home Owners when it comes time to sell, we all want top dollar for our home.  Many factors influence the pricing of your home.  The market is constantly fluctuating, so pricing is not an exact science. It is a reasonable figure derived from a number of different components, such as:

  • The current real estate market.
  • The expertise and market knowledge of your real estate agent.
  • Hard facts such as lot size, size of home and the condition of your home.
  • Desirability factors, including location, special amenities and property attributes, and school systems in the area.
  • Selling and listing prices of comparable homes.
  • A good marketing plan.
  • Your level of motivation.

We all want the most money for our home and wonder why one neighbor’s home sold for so much more than another neighbor’s home. Here are a few guidelines in comparing your home’s sale price to others in the neighborhood:

  • Hardwood floors - vs - carpet (Hardwood floors are more expensive than carpet).
  • Hard surface counter tops - vs - laminated (Granite is more popular today than Corian).
  • Upgraded appliances - vs - standard (Stainless Steel is today’s trend) Built-in appliances that have matching cabinet panels are also still popular.
  • Good quality (clean) carpet and pad - vs - Builder standard
  • Wood shutters/wood blinds - vs - old standard mini blinds.
  • Finished basement - vs - unfinished. If finished with the same quality as the first level, that is a plus over just a finished basement.
  • Upgraded kitchen wood cabinets w/pull out drawers  - vs - standard cabinets (non-wood--which most of Amberfield does have).  Stained cabinets are in.
  • 3 Car garage - vs - 2 Car garage.  Also a side entry garage - vs - a front entry garage gives the home better curb appeal.
  • Brick - vs - hard coat stucco - vs - synthetic stucco - vs - siding. Brick is more expensive, therefore, will and should bring a higher sell price.
  • In the state of Georgia, Real Estate Agents do not deal in square footage; however, it certainly makes a difference when you purchase a home that has 4,000 square feet vs 5,000 square feet. This information can be obtained from the county tax records or you can measure yourself when you are selling or purchasing a home.

Lastly, interview several realtors before choosing one.  It is a decision that shouldn’t be taken lightly and it can potentially result in thousands of dollars more in your pocket.  Realtors that live in the neighborhood where they sell can be a real find.  Amberfield is lucky to have several excellent ones.
